Aurian runs the commercial side of a development, with your approval on everything: contractor extras written up while they happen instead of arriving at the end, the money and the programme in one place rather than assembled by hand on a Sunday, and a portal for every buyer so your sales team stops answering the same question two hundred times. Priced per scheme, not per head.
Contractor extras arrive at final account because nobody wrote them up at the time. The money was spent months ago; the argument happens now.
Funders and your board want committed against drawn, spend against budget, programme against plan, and somebody builds it by hand every month from four places.
Reservations taken off plan, then six months of "any update on completion" by email, answered one at a time by whoever picks it up.
The whole coordinator, running live: enquiries answered in your tone with a viewing or meeting booked from your connected diary, quotes and proposals priced from your own rates, every change written up and approved before it goes, projects on the stages you use, invoicing with deposits and staged billing, Xero two-way, and capacity and forecasting across everything in flight. Plus the client portal, in your brand, at your domain, with no login and one link: progress, documents, payments, snags, messages. Your buyers and your investors would use the same portal your clients use today.
The scheme layer: a scheme as its own thing with a budget by cost head, contractor packages and their extras, drawdowns against certified progress with the evidence and the signed-off date attached, a read-only investor page per scheme, and a buyer portal per unit from go-live to handover.
Developer features are built against a signed requirements schedule with dates in it. We do not sell a roadmap; we sign one. Ask us what is live this month and we will tell you, with the date the rest lands written into your agreement.
Developer is £1,999 a month for up to three live schemes, then £450 a scheme, with everyone at your firm included. Buyer portals are £15 a unit a month from the day a unit's portal goes live to handover, and investor portals are included, both from the date they go live for you. Twenty houses across four schemes with fifty contractors on site comes to about £2,800 a month, roughly £140 a house while the scheme is live.
You are never billed for a per-unit or per-scheme item before it is live for you.
